Millimeter-Level Accuracy
Every model is validated against the source scan with deviation checks, so dimensions match what's actually on site.
Scan to BIM · Point Cloud Modeling
We convert raw laser scan and photogrammetry data into accurate, coordinated BIM models — from LOD 200 concept massing to LOD 500 as-built documentation, ready for your architecture, structural and MEP teams to build from directly.

Problem Statement
A point cloud records existing conditions. Design, construction and FM teams still need a structured BIM model — with levels, categories and checkable geometry — before they can coordinate, quantify or document. Scan-to-BIM is the disciplined conversion of that cloud into a model, not a visualization of the scan itself.
Our Solution
BIMZ Studio reviews your registered cloud, agrees LOD and scope, models only what the scan evidence supports, then checks the model against the cloud before native Revit, Archicad or IFC delivery. Accuracy, duration and price are scoped per project — not promised as a universal SLA.

Benefits
A dedicated point cloud to BIM service built for teams who need models they can actually build from — not just visualize.
Every model is validated against the source scan with deviation checks, so dimensions match what's actually on site.
From LOD 200 massing for early design to LOD 500 as-built records, modeled to the exact detail your project stage needs.
Architectural, structural and MEP elements modeled together, so nothing is missed when disciplines are merged.
Fixed-scope projects ship in 5–10 business days, with a scoped proposal in your inbox within 24 hours of upload.
Revit, Archicad and IFC formats delivered with clean, organized model structures your team can open and work in immediately.
Workflow
A five-stage pipeline built specifically for scan-to-BIM conversion, with QA checkpoints before your model ever ships.
Upload your registered scan in E57, RCP, PTS or PTX. We confirm coordinate systems and units before modeling starts.
Multiple scan setups are aligned, denoised and merged into a single reference point cloud.
Modelers build walls, structure, MEP and site elements to your specified LOD directly against the point cloud.
Every element is checked against the scan for tolerance, and the model passes a multi-discipline clash pass.
You receive native Revit/Archicad files plus IFC, with two rounds of revisions included.
Methodology
Practical definitions, limitations and commercial factors — written so they stay true from one project to the next.
Scan-to-BIM is the process of turning a registered laser-scan point cloud into a structured BIM model. The cloud is evidence of existing conditions; the model is the coordinated, LOD-specified interpretation used for design, construction or handover.
Architecture, engineering, surveying, reality-capture and construction teams who already have (or will capture) a point cloud and need a Revit, Archicad or IFC model they can open, coordinate and document from — including renovation, as-built and existing-conditions briefs.
Renovation and adaptive reuse, existing-conditions documentation, coordination against a live building, as-built updates, and MEP modeling where systems are visible in the scan. Photogrammetry can supplement laser scans when agreed in scope.
We work from registered point clouds in E57, RCP, RCS and PTS. Coordinate system, units and whether the cloud is already registered should be stated at intake. Unregistered setups are handled as a separate scan-registration scope. Point cloud workflows can accommodate data captured with terrestrial scanners such as Leica BLK360 and Leica RTC360, and with FARO or Trimble systems, depending on the project files supplied — we do not assume a particular scanner on every job.
There is no universal Scan-to-BIM accuracy figure. Achievable tolerance depends on scanner, range, point density, registration quality, occlusions, site conditions and the modeling method. We agree a project tolerance against the registered cloud — we do not invent geometry where the scan has no evidence.
Sparse or poorly registered regions cannot be modeled to the same reliability as dense, well-aligned areas. Incomplete scans, inaccessible rooms and occlusions are recorded as limitations, not filled with assumed geometry.
We model architectural, structural and visible MEP elements that the agreed LOD and cloud support. We do not fabricate hidden services, contents behind finishes, or elements outside the scan. Those items stay out of the model or are flagged for supplemental survey.
Cost and duration depend on floor area and building count, cloud density, LOD, geometry complexity, discipline coverage, deliverables (model, drawings, IFC, QA pack) and how much registration or cleanup is still required. We do not publish a fixed price or a guaranteed calendar SLA.

Deliverables
Every engagement ships with a complete, ready-to-use package — not just a 3D file.
Coordinated Revit, Archicad or IFC model at your specified LOD, split by discipline where required.
Documentation of scan alignment accuracy, coordinate system and control point references.
A discipline-by-discipline conflict report generated before final handover.
2D plans, sections and elevations extracted directly from the coordinated model.
A signed-off accuracy and completeness checklist confirming the model meets your LOD specification.
LOD Support
LOD 200 and LOD 300 cover most Scan-to-BIM briefs. LOD 350 and LOD 400 are used only when interfaces or fabrication-level detail are in scope — they are not required on every project.
LOD 200
Generalized systems with approximate quantities, location and orientation. Typical for early coordination when exact openings, assemblies or MEP routing are not yet required.
LOD 300
Size, shape, location and orientation defined well enough for design development. Modeled elements still follow what the registered cloud shows — not hidden conditions.
LOD 350
Appropriate when adjacent systems must meet at defined interfaces. Specified by category when the scan and brief support that detail — not a default for every model.
LOD 400
Used when fabrication or installation documentation is in scope and the point cloud (or supplemental survey) supports it. Not implied for schematic Scan-to-BIM.
LOD 500
As-built / record intent when the brief calls for verified installed geometry. Scope, visible systems and scan coverage still limit what can be modeled.
